What this covers

Land for sale within a four-hour drive of Portland, at 5 acres or more and under $1,000,000, from LandHub's public listings. Acreage, price and location are read straight from each listing — nothing is estimated.

Drive times are real routing, measured over the road network from the centre of Portland — not a circle on a map. An hour out of a mountain city is a very different distance up a canyon than out across open country, and a radius gets both wrong.

What was left out

  • Parcels under 5 acres, and anything priced at or above $1M.
  • Listings with no published price. LandHub uses $0 for "call for price" and a token $1 for auction lots. Neither can be shown to be under a million, so showing them as free would be wrong.
  • Parcels whose listing gives no usable coordinates — they cannot be placed on a drive time at all.
  • This is one marketplace, not the whole market. Zillow, Realtor.com, LandWatch, Land.com and LandSearch all block automated access, so parcels listed only there are missing.

About the utility labels

  • These are read from the seller's own listing — its structured feature tags where it has them, otherwise its description text. They are a search aid, not a survey.
  • A blank is not a "no." Most listings simply do not mention utilities, and treating silence as absence would be as wrong as treating it as presence. Only an explicit statement sets a label.
  • Where a listing says both — "no utilities on the property, but electric at the road" — the negative wins. That errs toward checking rather than assuming.
  • Verify before you buy. "Power" here can mean a line at the road rather than a meter on the parcel, and the cost of the difference is measured in tens of thousands of dollars.

About the airport figure

  • Straight-line miles to the nearest public-use airport — how far the field is, not how long the drive. The drive figure on each card is real road routing to Portland; the two are different measures and are labelled separately.
  • "Public airport" is the FAA's own definition: public use, operational, an airport rather than a heliport or seaplane base. Private strips are excluded, and airports in neighbouring states are included so a parcel near a state line is not given the wrong one.
  • IAP marks a field with a published instrument approach.
  • Parcels with no usable coordinates carry no airport figure and drop out when you filter on it.

Read the acreage carefully

  • A few listings are operating businesses — hunting outfitters — where the acreage is the area they operate over, often leased public land, not the deeded parcel being sold. 100,000 acres for $175,000 is that, not a bargain. Those cards carry a warning.
  • Price per acre is computed from the listed price and acreage. It is a sorting aid, not an appraisal.
  • Your star ratings and notes are kept in a SQLite database on the server, so they follow you between phone and desktop. They are yours alone — nothing is sent to the sellers.
